SkySWC provides professional glass restoration and scratch removal for commercial properties throughout Seattle. When windows are scratched, stained, or damaged, the default assumption is often that replacement is necessary. In the majority of cases, it is not — professional glass restoration removes scratches, hard water deposits, and surface damage at a fraction of the cost of new glass.
Our experienced technicians use specialized glass restoration equipment and progressive polishing techniques to remove damage from commercial windows, curtain walls, balustrades, skylights, and other glass surfaces — leaving glass clear, distortion-free, and structurally sound.

Glass replacement for commercial buildings is expensive — it involves not just the glass itself but surrounding frame work, sealants, interior finishes, and often access equipment for upper-floor panes. Restoration is the right choice in most scenarios:
Scratches — construction scratches, cleaning-induced scratches, vandalism, and impact marks that have not penetrated through the full glass thickness
Hard water stains and mineral deposits — calcium and silica deposits from sprinkler systems, concrete runoff, and mineral-rich water that cloud glass and resist standard cleaning
Graffiti damage — etching damage from acid-based or abrasive graffiti that creates frosted or scratched patterns on the glass surface
Construction contamination — silicone overspray, paint splatter, and adhesive residue that bonds to glass during construction or renovation
General surface haze — accumulated micro-scratches from improper cleaning that reduce glass clarity and light transmission

We provide ongoing maintenance contracts for high-rises, commercial buildings, hotels, and residential condominiums across King, Snohomish, and Pierce Counties. Our clients trust us because we show up, do the work right, and make their jobs easier.

Every glass restoration project begins with a thorough inspection of the damage. We assess scratch depth, surface area, location relative to glass edges, and the type of damage to determine the appropriate restoration approach and provide an accurate estimate of achievable results.Important: scratches must be at least 6 inches from the glass edge to be restorable using our standard process. We provide an honest assessment of every situation — we will not take on work we cannot complete to a satisfactory standard.
Glass restoration uses a systematic progression from coarser to progressively finer polishing compounds and pads. Each stage removes the scratch lines left by the previous stage, working toward a perfectly smooth, clear surface. Our technicians:Begin with the appropriate coarseness level for the depth of damageRepeat with progressively finer compounds, each pass covering a wider area to blend with the surrounding glass surfaceComplete the process with fine polishing and buffing to achieve optical clarityVerify the restoration by assessing light reflection and transmission to confirm no distortion remains
Our glass restoration system is self-contained — all slurry and glass debris generated during polishing is captured and contained, keeping the work area clean and protecting surrounding surfaces and the technicians performing the work.
Glass restoration typically costs 5% to 50% of glass replacement, depending on the size, complexity, and number of panes being restored. The precise cost depends on the type and severity of damage, the glass size and accessibility, and the number of panes affected.
As glass quality and unit prices have increased, restoration has become increasingly cost-effective relative to replacement. For commercial buildings with high-performance, low-E, or specialty glazing, restoration savings can be substantial.

Hard water staining is one of the most common glass problems on Seattle commercial buildings — caused by sprinkler systems, concrete runoff during construction, and mineral-laden water contact over extended periods. These deposits haze glass surfaces and cannot be removed by standard cleaning methods.
SkySWC removes hard water deposits using specialized mineral-dissolving treatments in combination with light polishing as needed. In most cases, hard water staining can be completely removed without leaving any trace of the original deposit — restoring full glass clarity without replacement.

Most scratches that have not penetrated through the full glass thickness can be successfully removed without visible distortion. Very deep scratches — typically from metal tools or severe impact — may not be fully restorable, and we will identify these during the initial assessment. In our experience, the majority of scratches that clients encounter can be restored to a level where no trace of the damage is visible.
Properly performed glass restoration — using progressive polishing and covering a sufficiently wide area around the scratch — should leave no visible distortion. Distortion is a risk when restoration is performed by inexperienced technicians who do not properly blend the polished area with the surrounding glass. Our process specifically addresses this: we extend each polishing pass progressively wider to achieve a seamless blend.
Restoration time depends on the number of panes and severity of damage. A single pane with standard scratches typically takes 30-90 minutes. Larger projects involving multiple panes or complex damage are scheduled accordingly. We perform most restoration work in place, on-site, without removing panes from frames.
