Commercial Service Terms & Conditions

The following terms and conditions apply to all services provided by Skyscraper Window Cleaning unless otherwise stated in writing. Approval of a quote indicates acceptance of these terms.

Service Agreement

Approved quotes must be signed and returned with all pages included. Any services or line items that are not approved should be clearly crossed out on the signed copy. Only the services indicated on the signed proposal will be scheduled and performed. Changes to scope after approval may result in updated pricing, scheduling adjustments, or additional charges.

Job Scope & Scheduling

Due to the weather conditions typical of the Pacific Northwest, exact service start dates cannot always be guaranteed far in advance. A tentative service window will typically be provided at the time of quote approval.Confirmed start dates are generally provided within two weeks of service. Scheduling is subject to weather conditions, crew availability, and site readiness. If a property is not ready for service at the scheduled time, rescheduling fees may apply.

Anchor Inspection Reports (Rope Access Work)

For any work requiring rope access or rooftop anchor systems, a current anchor inspection report must be provided. Requirements: The inspection report must be less than 12 months old from the date of service.The report should be submitted at the time of estimate approval whenever possible. If an inspection is scheduled but not yet completed, confirmation must be provided that it will occur prior to the service date. Skyscraper Window Cleaning cannot schedule rope-access services without verification of anchor safety compliance.

Site Preparation: Water Access & Roof Access

It is the responsibility of the property to ensure that adequate site access and utilities are available before the scheduled start date. Property responsibilities include: Ensuring hose bibs or water sources are operational and accessibleProviding roof access keys, fobs, or security access as required. Ensuring elevator access when needed for upper floors. Providing at least two access credentials when roof or garage access is required. If services must be delayed or rescheduled due to lack of access or utilities, additional charges may apply.

Window Cleaning Scope

Unless otherwise specified in writing, standard window cleaning services do not include removal of:Construction debris. Silicone, paint, or caulking. Hard water staining or mineral depositsExtensive frame detailingIf these conditions exist and removal services are requested, additional time, materials, and charges may apply. The presence of construction debris or mineral buildup will not be considered a service deficiency unless those services were specifically included in the approved scope of work.

Gutter Cleaning

The purpose of gutter maintenance is to restore proper water flow and prevent blockages.Standard gutter cleaning includes: Removal of significant debris from gutters. Clearing of downspouts to restore proper drainageSmall amounts of dirt, granules, or sediment remaining in gutters after cleaning do not typically affect water flow and will not be considered a deficiency.

Pressure Washing / Exterior Surface Cleaning

Pressure washing and exterior surface cleaning cannot guarantee complete removal of all staining or discoloration. Due to factors such as: Age of materialsPrevious maintenance historyEnvironmental exposureSurface conditionSome surfaces may not return to a “like-new” appearance after cleaning. For siding or delicate surfaces, soft washing or water-fed brushing methods may be recommended. These methods may require additional time and budget but typically produce better results.When siding or building washing is performed, window cleaning is often recommended at the same time to prevent spotting or mineral residue on glass.

Dryer Vent Cleaning

Unless otherwise noted in the approved quote: Pricing assumes vent covers can be safely removed and reinstalled using existing fasteners. If covers cannot be reinstalled due to structural issues (for example, damaged stucco anchors), additional work or materials may be required.If exterior vent locations are unclear, building plans or property guidance may be required to correctly identify dryer vents. If vents cannot be accurately identified, additional service charges may apply.

Lift Rentals

Where lift equipment is required:Pricing typically includes estimated lift rental and delivery charges. Fuel costs associated with lift operation may not be included unless stated otherwise. Pricing is based on the estimated duration of use. Final invoicing will reflect the actual rental cost and number of days used. Properties must provide adequate parking or staging space for lift equipment while it is on site.

Quality Control & Deficiency Reporting

Despite careful service execution, issues may occasionally arise. To ensure timely resolution:Any service concerns must be reported within 7 calendar days of job completion. A return visit may be scheduled to verify the reported issue. In many cases, reported issues are caused by: Interior-side window residueConstruction debrisHard water staining. For rope access projects, verification may require suite or interior access to determine the source of the concern. Failure to provide access for inspection may limit Skyscraper Window Cleaning’s ability to address the issue.

Payment Terms

Unless otherwise stated in writing: Payment is due within 30 days of the invoice date. Late payments may incur interest charges of up to 2% per month on outstanding balances. Any invoice disputes must be submitted within 5 business days of receiving the invoice. If no dispute is received within that time frame, the invoice will be considered accepted and payable according to the stated terms.

Cancellation & Rescheduling Policy

To maintain an efficient schedule and ensure fairness to all clients, Skyscraper Window Cleaning requires advance notice for schedule changes. Cancellations or scope changes within 30 days of the scheduled service may be subject to a rescheduling fee of up to 50% of the job cost, depending on the impact of the change. Cancellations within 14 days of the scheduled service date may be subject to charges up to the full job cost. Project scheduling requires advance allocation of labor, equipment, and operational resources, and late cancellations affect both operational planning and crew availability. When possible, we will work with clients to reschedule services to a mutually acceptable date.

Weather Delays & Rescheduling

Weather conditions such as rain, wind, snow, or unsafe rooftop conditions may affect the safety and quality of service work. In the event of adverse weather: Services may be delayed or rescheduledClients will be notified as soon as possible. Every effort will be made to provide a revised service date promptly. Weather-related rescheduling does not incur cancellation fees. However, due to the unpredictable nature of Pacific Northwest weather, work already completed prior to a weather event may not always be eligible for full rework. Minor touch-ups may be provided at the company’s discretion where reasonable.
